The Top 10 Wealthiest Neighborhoods in Southeast Valley
Lush landscapes, winding driveways, private lakes and mountain-side vistas are among the features found in many affluent valley neighborhoods. The U.S. Census Bureau data compiled by the Maricopa Association of Governments puts four of the 10 wealthiest southeast neighborhoods in Chandler, while Ahwatukee lands the top two. Gilbert, Tempe and Mesa neighborhoods add to the list, while Scottsdale is considered outside of the Southeast Valley.
“Exclusive communities in Chandler, Tempe, Ahwatukee, Gilbert and Mesa house some of the region’s wealthiest residents, with median incomes ranging from $149,000 to $180,000 a year. The census figures reflect data for block groups, which sometimes cover multiple subdivisions or just a portion of one,” reports Parker Leavitt, of The Republic.
Here’s a look into the 10 Southeast Valley communities that hold the highest median household income, based on U.S. Census block group data compiled by the Maricopa Association of Governments. Home value data is from Maricopa County Assessor’s Office.

# 1) Canyon Reserve / Mountain Park Ranch
City: Ahwatukee, Phoenix
Cross streets: Ray Road and Ranch Circle North
Median household income: $180,329
Average age of residents: 44.1 years
Population: 1,133
Description: Just north of Ray Road near Chandler Boulevard is the part of Ahwatukee’s Mountain Park Ranch community that this block group covers. While luxury homes for sale in Mountain Park Ranch are listed between two-hundred and seven-hundred-thousand, most of the homes for sale in the gated Canyon Reserve subdivision are listed closer to the $1 million mark.
#2) Tapestry Canyon / The Foothills
City: Ahwatukee, Phoenix

Description: This block group covers part of The Foothills community, also near Ray Road and Chandler Boulevard. Breathtaking luxury homes in the gated neighborhood of Tapestry Canyon wind through the foothills of South Mountain and value more than $1 million. Description: This block group covers a full square mile bounded by Cooper, Gilbert, Chandler Heights and Riggs roads. The Barrington subdivision and Circle G Riggs Homestead Ranch are included in this area. The average listing price of homes for sale in The Barrington subdivision is about $400,000.

Description: Covering half a square mile west of Rural Road, extending to Mill Avenue between Elliot and Warner roads this area covers beautiful tree-lined subdivisions such as: College Lane, Graystone, Coventry, Carver Ranch Estates, Raintree, Tally Ho and Homestead. Luxury Home values in College Lane and range from $500,000 to $800,000, while some of the large ranch lots in the area approach or top $1 million.

Description: Three communities north of Ray Road between Kyrene Road and the railroad tracks: Trovita, Tuscany and Ray Ranch Estates are covered by this block group. Luxury homes for sale in Tuscany and Ray Ranch range between $2.5 and six-hundred-thousand, and the luxury homes of Trovita value over $1 million, the Chateau de Vie Mansion that’s included in this area takes the cake.
#9) Arboleda / Legacy

Description: While the most expensive luxury home property in the Legacy subdivision is valued at almost $1.8 million, the others are not so steep. Current luxury homes for sale in Legacy average at about $7.5 hundred-thousand. This block group covers one square mile bounded by Val Vista Drive and Brown, McKellips and Lindsay roads. Two larger neighborhoods, Arboleda and Mesa Northgrove are also covered, as well as several smaller luxury custom-home communities: Chatham Groves, Legacy, Mountain View and Jasmine Ranchettes.
