Living in Arizona, we enjoy over 296 days of sunshine a year. And, many of those summer days are hot! Many buyers and sellers want to know if swimming pools add value to their home and how much. How much an appraiser will add for a swimming pool will vary by size of pool, neighborhood, and comparable listings, but they typically range from an increase of $10,000 in value for a smaller pool and home, to a range of $30,000-$50,000 for mid-range homes. Luxury homes almost always have a pool! Currently there are 120 homes in The Valley on the market for $5 million or more. Only 2 of them don’t have a pool. Pools can be great for exercise, aesthetics for your home, and cooling off during our hot Arizona summer days. Some of the negative aspects of pool ownership include maintenance, liability and the cost of installing a pool. Pools can be considered a bad housing investment in housing markets in parts of the country that only enjoy 2-3 months of “pool” weather. This is not true in the southwest. From San Diego to LA, and east to Las Vegas and Phoenix, pools consistently add value.
